Foreigners whose purchase of real estate worth 250,000 USD or the equivalent, can obtain Turkish citizenship!
Regardless of the quantity, by achieving the 250,000 USD worth requirement, you can apply and start the process. Houses, apartments, offices, stores or lands are ahead of you. You can create various options in any province of Turkey via having an official appraisal for each property. We need a sign of yours suggesting that you cannot sell your property for 3 years at the Property Registry Office.
Additionally you can buy commercial properties, as another choice than the real estate, and rent your investment. Still, you cannot sell your property.
Your each property should have been bought after September 19, 2018. The limit changes to 1,000,000 USD for the purchases before that date.
The declaration of the values and appraisal values should be consistent with one another at the sales, in Property Registry Office. If your transaction is made in Turkish Lira or other current, the USD value is declared through the that of Turkish Central Bank with the current rate, at the date of your title transfer. This means that you do not have to buy your property with USD.
The trade between the seller and the buyer should be proven by bank receipts and can only be happening through banks.
If you are married, your spouse can get a citizenship as well, added to your dependents (children under the age of 18) if you have any. And as this comes additionally with one applicant there will no other name taken to the title deed.
As Turkish law does not recognize marriages that are homosexual relationships or polygamy your partner/spouse should be the opposite sex of yours and legally married.
*If a male applicant with multiple wives applies for the citizenship, only one of the spouses will be eligible.
No other relatives (adult children who are over 18, parents etc.) are allowed to get a citizenship by one’s application. But if you have a child who is disabled and cannot take care of him/herself over the age of 18, with the approval of a documented health report, they can get a citizenship with your approval.
Residence permit is also granted for you and your spouse/kids.
If you have a dual nationality, or would like to, you are allowed to have dual nationality in Turkey with the allowance of your original country. If your original nationality does not belong to one without an allowance for dual citizenship, you need to forfeit that.

Your notary approved sales promise contract is valid for the application. With your purchase of 250,000 USD, with foreign currency or Turkish Lira, of your immovable property and you can apply to your citizenship by arranging a contract for sale in the public notary. You cannot exceed the total 30 hectares of your real estate purchase in any different city of Turkey as the purchase cannot be obtained more than 10% ownership of the face measure of the foreign private property worldwide.
Foreigners should project the approval to the Ministry within 2 years. If the project is not submitted or determined to submit by Ministry within 2 years or the property is used contrary to the purpose of acquisition, the price will be returned to the related person.
You do not have to pay the price for one or more real estates in a single transaction in order to apply for a citizenship. With the planned instalment plan, you can apply for a citizenship from the date of the ending of the instalment and your payment of 250,000 USD. As the instalment plan can be foreseen, it does not make any difference if you have your purchase of real estate from a single project or multiple ones. Only, your instalments should be dated 19.09.2018 and after.
Single transaction condition is obligatory only in the case of applications through the promise of real estate sales contract. In the applications made with the sale promise contract, the sales contract and the payments must be dated 07.12.2018 and after with the 250.000 USD payment in single transactions.
